Threshold Development Group is a second generation development company with 40+ years experience developing in Madison, Wisconsin. Specializing in urban infill, mixed-use multifamily development, we effectively orchestrate a network of established long term partners to navigate complex processes. Founder Joe Krupp was instrumental in the revival of the Schenk’s Atwood and Basset neighborhoods. 


Threshold Development Group addresses the challenges of global warming, wealth inequality and social isolation at the structural level by developing passive house certified communities of care, within deeply-embedded equity-sharing partnerships.

 

Deep Sustainability

 

The first 30 years of our development work occurred at the threshold of new urbanist inspired notions of urban renewal, urban infill, and historic renovation. Our founder and president was a first actor and important figure in the revitalization of Madison’s Schenks-Atwood and Basset neighborhoods. In retrospect this work was also on the threshold of an emerging sustainability challenge. We now understand that urban infill is an essential component of sustainability in the built environment.

Our current and future work will continue to focus on urban infill but we intend to push our commitment to sustainability to new thresholds. Our immediate intention is to make passive house multi-family construction our baseline for all future projects. Adding renewable sources of energy to passive house buildings should move us towards buildings that are operationally net zero.

On the more distant horizon is a goal of moving towards true net zero buildings, including both operational and embodied energy use. Net positive micro grid communities emerge then as a real possibility.

Deep Equity

Wealth inequality in the United States is extreme, unsustainable and increasing. The standard development process exacerbates income and wealth inequality. This isn’t inevitable or necessary. Threshold Development is committed to a development process that shares equity and risk with all involved in the process, allowing for a more equitable distribution of wealth and long term wealth generation for those typically marginalized in development.

Communities of Care

There is a crisis of loneliness and social dis-connection in our culture. Multifamily apartments are often sites of loneliness and disconnection. This isn’t inevitable. What would it mean to create multifamily communities that are sites of deep connection and belonging, where mutual care and concern are cultivated ? Threshold development is committed to cultivating communities of care in our buildings and neighborhoods.
